• Legal Business Structure - How to register as a GC or contractor business (LLC, EIN, insurance)
• Website, Logo, Social Media Setup - sell up package 
• Required licenses, insurance and surety bonds 
• State-by-state license requirements (focus on states with no test requirements but mention others)
• Building code basics + pulling permits
• Bonding, liability, and what you legally can/can’t do
• Assignment: Start licensing application and create checklist for your state and requirements 

WEEK 3: Construction 101 – Loans, Tools, Terms, and Trades

• Construction Funding & Draw Schedules
• Understanding a renovation deal & comps 
• Basic construction terms: framing, plumbing, HVAC, rough-in, etc.
• Who does what? Roles of key trades
• Site Rough In, Final & Punch outs 
• Tools every GC should know
• Intro to estimating and takeoffs
• Assignment: Walk through a renovation project and identify each trade + stage

WEEK 4: Estimating, Budgeting & Bidding

• Creating scopes of work
• How to build a budget for flips, new builds, or renos
• How to read and respond to bids
• Red flags and cost overruns
• Assignment: Create a sample estimate for a basic rehab project

 WEEK 5: Project & Subcontractor Management & Scheduling

• Gantt charts and construction timelines
• How to run a crew and keep them accountable
• Inspections, walkthroughs, and phase sign-offs
• Managing delays and ordering materials
• Assignment: Create a project timeline for a mock property

• How to hire, vet, and manage subs
• Contracts and payment terms
• Job site safety, OSHA basics
• Managing people: leading without micromanaging
• Assignment: Create a contractor agreement and hiring checklist

• Site Plans, Surveys, Inspections

• Materials & Vendors 
• Invoicing, job costing, and recordkeeping
• Getting referrals and growing a solid rep
• Assignment: Build your “GC Business Plan in a Box”

WEEK 8: Real Projects, Real Profits – Launch Week

• Pulling it all together: from blueprint to build
• How to get your first clients (investors, homeowners, flippers)
• Common pitfalls and how to avoid them
• Final presentation or pitch: Present your GC Business Plan
